Why buy a property in Orihuela Costa?

Orihuela Costa is the coastal district of the municipality of Orihuela, whose historic town lies more than thirty kilometres inland. The coast was built over the past fifty years as a succession of residential urbanisations rather than a resort town, and that origin still shows: low-rise complexes around communal pools, quiet streets, and almost every home within walking or cycling distance of a beach, a golf course or both. The permanent international community is large enough to keep restaurants, clinics, sports clubs and supermarkets open all year, which is not true of every stretch of this coast. La Zenia Boulevard, the largest shopping centre in the province of Alicante, sits in the middle of it. Real estate here still costs noticeably less than on the northern Costa Blanca for comparable apartments and townhouses, and the year-round activity keeps rental demand steady for owners who let their home when they are away.

Where to buy in Orihuela Costa?

Thirty-nine homes are listed at the moment. Apartments form the largest group, from just over 200,000 euros for a two-bedroom flat in a complex with a communal pool to around 600,000 euros for a large three-bedroom, with a typical price close to 370,000 euros. Penthouses with roof terraces run from about 200,000 to 625,000 euros, bungalows and townhouses from 260,000 to 445,000 euros. Villas with private pools are a market of their own: a few start under 700,000 euros, but most sit between 900,000 euros and 3.6 million, the upper end being large plots a few hundred metres from the water. Twenty-two of the thirty-nine are within a kilometre of a beach, and three-bedroom layouts dominate. Our selection is concentrated in Punta Prima, Campoamor, Lomas de Cabo Roig and Las Colinas Golf, with a handful of homes in Villamartín, Las Filipinas, Playa Flamenca and Los Altos.

Each urbanisation has its own character. Punta Prima, at the northern end beside Torrevieja, is the most urban: a sheltered sandy cove, a promenade and shops within walking distance, with a steady supply of recent apartments and penthouses. Playa Flamenca and La Zenia are the centre of the coast, built around the shopping boulevard and their Blue Flag coves. Cabo Roig, with its marina and clifftop path, is the most established address, and Lomas de Cabo Roig, on the inland side of the main road, adds newer homes a few minutes from the same beaches. Villamartín and Las Filipinas sit back from the sea around the golf course and give more space for the money, as does Los Altos behind Punta Prima. Campoamor, at the southern end, keeps a green, low-density feel with pine woods running down to the beach and some of the largest villas on the coast. Las Colinas Golf, ten minutes inland, is a gated golf resort with its own club and restaurants, where villas on large plots look over the course.

How to get to Orihuela Costa?

The AP-7 motorway runs directly behind the coast and the N-332 links the urbanisations to one another. Alicante airport is about 45 minutes away and Murcia-Corvera about 40 minutes, both served by direct flights from across Europe. Torrevieja, with its hospital and city services, is ten minutes to the north; Murcia and Alicante are each within an hour, and Cartagena about half an hour to the south.

How RB Place helps you buy in Orihuela Costa

Our service costs you nothing: we are paid by the developer. After a first conversation you receive a shortlist within 24 hours, then we organise a viewing trip of one to three days with a local advisor who visits the sites with you. Most homes here are sold off plan and delivered within 12 to 24 months, with deposits held in a protected account until completion, which we check on every purchase, and we follow the works with photos until the keys are handed over. We take care of the NIE and the Spanish bank account, and if you intend to let the property, our local partner can manage seasonal rentals after handover. From our office in Geneva we also advise on the tax side of the purchase, which is where surprises usually come from.
